30-Acre MOUT Complex & SIMS Embassy

Fifteen buildings across 30 acres – narrow streets, alleys, scattered structures, and vehicles replicating modern urban environments. Adjacent HLZ/DZ supports helicopter insert/extract and airborne operations with a 9-second drop zone. The entire complex integrates with the shoot houses, Wadi, sniper hides, and driving surfaces for full mission profiles.

The SIMS CQB Training Facility (the “Embassy”) sits in the northwest corner. Two stories designed to be difficult to clear – six unique stairwells, doors opening in opposing directions, hidden areas, and a master control room with light/audio override for scenario escalation. 48 closed-circuit cameras record every room for review.

Lease the MOUT complex, the Embassy, or both – each operates independently. Combined, they support STXs and full mission profiles for experienced teams refining integration across urban clearance, airborne insert, and vehicle-mounted QRF. Your scenario, your complexity level.

Live-Fire Driving Tracks & Off-Road Surfaces

The 2.6-mile WPS-certified paved track is live-fire rated — a capability most tactical driving facilities don’t have. A 2,800-foot straightaway supports speeds over 100 mph and STOL aircraft operations. The integrated skid pad runs wet or dry with a built-in sprinkler system. A 270-degree live-fire counter-ambush area, elevated berms at choke points, and Ambush Alley support IAD and counter-ambush training with live rounds.

The 2-mile unimproved roads track is also WPS certified — a rally-style multi-surface course built for off-road driver development and vehicle recovery training. Engineered trail systems with creek crossings and obstacles connect to a 13-acre sandpit wadi dedicated to off-road driving. Vehicles break down on either track — T1G replaces them in minutes, not hours.

  • Hardball Track: 2.6 miles, WPS certified, live-fire rated
  • Straightaway: 2,800 ft, 100+ mph, STOL aircraft capable
  • Skid Pad: Sprinkler system for wet/dry training
  • Counter-Ambush: 270° live-fire area with elevated berms
  • Unimproved Roads: 2 miles, multi-surface, WPS certified

Flat Ranges — 25 Meters to 1,000 Meters

Purpose-built flat ranges supporting every firing discipline from close-quarters pistol work to 1,000-meter precision shooting. Rogers Range runs the Bill Rogers reactive target methodology — 8 lanes, 7 targets per lane at 7 to 20 yards. Range 3, the “Steel Monster,” is a 150-yard, 40-lane range with pneumatic turners, reactive steel, and wireless touch-screen control from up to a mile away. The Range Master initiates full courses of fire or chaos drills requiring instant shoot/no-shoot decisions.

Long-range precision shooters train on the 1,000m Known Distance range with 100-meter firing points and below-grade pits, or the 1,000m Unknown Distance range with a 4-story precision shooting tower.

  • Rogers Range: 8 lanes, 7 targets/lane, 7–20 yards
  • Range 2: 100-yard multipurpose
  • Range 3 (Steel Monster): 150 yards, 40 lanes, multiple pneumatic targets

Facility Lease — Common Questions

Contact T1G with your training requirements — dates, unit size, facilities needed, and any special considerations. A Project Manager works with you from initial planning through execution. T1G handles range scheduling, logistics, backside support, lodging, meals, armory access, and any additional support services. There are no fixed packages — your training footprint is configured to your mission, whether that’s a single range for a day or the full complex for a multi-week exercise.

Backside support covers the logistics that eat training time on government installations. Range setup and teardown. Weapons and ammunition storage in a DoD 5100.76-M compliant armory. On-site lodging with full-time housekeeping. Meals prepared on-site. Airport pickup and transportation for personnel and cargo. MilStip and direct shipping of Class V materials. OPFOR and civilian role players. Vehicle maintenance and rapid replacement. T1G’s support staff handles all of it so your team stays on the range.

T1G supports everything from small teams to Special Forces Group-sized elements. Multiple units train simultaneously on separate ranges without interference. Your Project Manager coordinates scheduling and deconfliction across all active groups on the property.

T1G meets the mandated guidelines set forth in the National Industrial Security Program (NISP) and maintains an active Secret Facility Clearance in accordance with the Defense Counterintelligence and Security Agency (DCSA). Deconflicted off-site satellite venues are also available for operations requiring additional separation.

Building a single shoot house costs $500,000 or more and takes 12 to 18 months before the first round goes downrange. Then there’s maintenance, staffing, insurance, and compliance. T1G has two ballistic shoot houses, a 30-acre MOUT complex, seven flat ranges, five driving surfaces, breaching facilities, and complete backside support — all operational now. Lease the capability you need, when you need it, without the capital investment or long-term overhead.

T1G operates in unrestricted Class G airspace to 400 feet AGL with FAA coordination available for higher altitudes. A 9km BVLOS corridor supports extended-range operations. UAS training integrates with ground force operations across the entire property — teams fly drones over the MOUT complex while ground elements clear buildings below.

33% More Training Time Than a Government Installation

Units training at T1G get 33% more time on the trigger than on a typical military installation. The difference is backside support.

On a government installation, your day starts at 0500 drawing vehicles from the motor pool. Then ammunition from the ASP. Then weapons from the armory. By the time you move troops, ammo, and targets to the range, set up, and begin training, it’s 0800. You break at 1600 for range teardown, inspection, and the reverse trip to turn everything back in. Five hours of actual training in a 12-hour day – maybe.

At T1G, your team walks to breakfast at the on-site dining facility, draws weapons from the armory in 15 minutes, and walks to the first range. Training starts at 0730. Ranges are set up before you arrive and cleaned after you leave. Your team builds charges on Breach House 1 while T1G enablers clear and prep Breach House 2. A vehicle breaks down on the driving track — it gets replaced in minutes. Training ends when you decide it ends, because T1G operates 24/7 with zero noise or light restrictions.

That’s the 33% advantage. Not a marketing claim — an operational reality built into the facility’s design.
